Auto-Response Confirmation
You will receive a confirmation receipt with a list of required information and a statement of the private offering.
Initial Review
Our team reviews your inquiry within 1 business day and categorizes based on readiness, timeline, and intent.
Buyer Qualification
Documentation Review
We review your pre-approval letter or proof of funds, intended use, and timeline to assess compatibility.
Tier Classification
Buyers are classified as Tier A (pre-approved, 30–60 day timeline), Tier B (pending qualification, 60–90 days), or Tier C (early-stage inquiry).
Confidential Packet Release
Qualified buyers receive the private property packet including pricing, detailed interior photos, and the disclosure packet.
Private Viewing
Appointment Scheduling
Private viewings are by appointment only — 45-minute time blocks, one party at a time.
Property Binder
During the viewing, you will receive a property binder with roof documentation, lot details, and No HOA confirmation.
Agent Coordination
If you are represented by an agent, they are welcome to attend the showing.
Offer & Negotiation
Offer Submission
All offers must include a formal purchase contract, pre-approval or proof of funds, earnest money amount, contingencies listed, and closing timeline.
Offer Evaluation
Offers are evaluated on price, financial strength, contingencies, closing speed, and buyer profile stability.
Negotiation
Private sales favor clean terms, minimal contingencies, and prepared buyers. Counter-offers and negotiations are handled via email.
Escrow & Due Diligence
Escrow Opening
Upon acceptance, the agreement is executed, escrow opens with a title company, and earnest money is deposited.
Due Diligence Period
The buyer may conduct home inspection, roof inspection (new roof), general contractor review, and loan underwriting.
Seller Disclosures
We provide seller disclosures, roof documentation, and utility history in a timely manner.
Closing & Key Transfer
Final Walkthrough
Scheduled 3–5 days before closing to confirm property condition, no damage, and agreed repairs are completed.
Closing Day
Once the loan is funded (if applicable), documents are signed, and escrow confirms recording — keys transfer to the new owner.
